The friction

Most real estate AI operates on unverified inputs. AI agents in real estate today work on whatever documents are handed to them — files uploaded for a specific deal, data rooms assembled under deadline, PDFs of uncertain age and provenance. The analysis may be sophisticated. The data underneath it is not governed. When the inputs can't be trusted, neither can the outputs.
There is no persistent record for the agent to work from. Every new workflow starts from scratch. A diligence agent analyzing a lease today has no access to the prior abstraction, the version history, the reconciliation against the rent roll, or the attestation from the attorney who reviewed it last quarter. Institutional memory doesn't exist. Each query is answered as if the asset has no past.
Outputs can't be defended when the inputs can't be traced. In institutional real estate, the basis for a conclusion matters as much as the conclusion itself. An AI summary of a compliance condition is only useful if it can be traced back to a specific document, a specific version, and a specific verification state. Without that traceability, AI-assisted outputs remain advisory at best and inadmissible at worst.
